The City of Edwardsville, working through TheAlliance of Edwardsville & Glen Carbon, is seeking tenants to occupy the second and third floors of the historic Wildey Theatre in downtown Edwardsville.  Proposals are being solicited by the city for adaptive reuse of the upper floors for business uses that would be compatible with the overall vision for the Wildey Theatre. The second and third floor layout and configuration of the Wildey are such that they could be used for a number of business and commercial uses. Potential uses that are considered suitable and highly desirable include restaurant and related entertainment facilities, art gallery and studio space, professional offices, and specialty retail businesses, which does not exclude any other uses that could complement the building and be an asset to the downtown area. The city is looking for a developer that will lease the space and renovate it in exchange for a low-rent, long-term lease.

The Wildey Theatre is located in a TIF (tax increment financing) district in which certain incentives can be provided to enhance redevelopment. The second and third floor meeting rooms, located at the front of the building, are physically separated from the auditorium with their own entrance on the lower south side of building.  Extensive tenant finish as well as the mechanical systems, i.e., electrical, plumbing, HVAC, etc. need to be addressed to make floor space suitable for tenant occupancy.
